We did not set out to build a utility billing company. We just kept running into the same problem.

Lindsay and Katie have spent their careers in audit, financial advisory, and operational risk. Both were working with property management companies when utility billing kept surfacing as the same problem.

Invoices with errors nobody was catching. Vacant units quietly absorbing costs. Financial statements that did not reflect when utilities were actually consumed. The data work was manual, the billing was opaque, and the existing vendors were not fixing either.

We built Grid Harbor to fix it.

"We were shocked by what property operators were paying utility processing companies, especially compared to what services they were getting in return. We knew we could build something better for the mid-size property operator who does not have time to think about utilities."

Lindsay and Katie, founders

Who we are

Two people with the right background for exactly this problem.

Lindsay, Finance and compliance

Lindsay is a CPA with more than 15 years of experience across Big 4 public accounting, corporate audit and advisory, and fractional CFO work. She began her career at EY auditing large telecom and manufacturing clients before spending five years in the assurance and advisory program at a Fortune 500 retailer.

For the past six years she has served as a fractional CFO and financial advisor to property management companies, building accounting infrastructure and financial reporting systems for operators who needed the rigor of an in-house finance team without the overhead. Utility billing was the most persistent gap she encountered across her work.

Katie, Operations and data

Katie’s background is in operational audit and data systems. She spent nearly a decade identifying financial inaccuracies and building process controls at a Fortune 500 retailer, leading cross-functional audits that surfaced over $100M in financial opportunities across systems and operations.

She has since worked as an independent consultant across operational risk assessments in multiple industries, including property management. Her work there focused on finding the same category of problem she had spent her career fixing: manual processes producing unreliable data at significant cost to the business.

Who we work with

  • We work best with mid-size multifamily operators who are either managing utility billing manually and know it is costing them, or paying a legacy provider and not getting enough back for the price. We are intentionally focused on a defined geography and a specific software stack.

  • Mid-size multifamily portfolio in Cobb County or surrounding Georgia municipalities

  • Currently using AppFolio as your property management system

  • Utility billing handled manually or outsourced to a legacy provider without full value

  • A CFO or Director of Ops who wants clean financials and clear answers on every charge

  • Does that sound like you?

Or maybe you don’t meet all of the criteria but still want to learn more?
